This four-hour continuing education course examines the practical applications, regulatory considerations, and professional implications of artificial intelligence (AI) in real estate appraisal and marketing. Designed for New York real estate licensees and appraisers, the course provides a structured and compliance-focused overview of how AI technologies are transforming property valuation practices, comparative market analysis (CMAs), broker price opinions (BPOs), and real estate marketing strategies.

The course begins with a foundational introduction to artificial intelligence, including key concepts such as machine learning, deep learning, and natural language processing (NLP). Participants will gain a working understanding of how these technologies function and how they are being integrated into real estate systems and platforms.

Learners will review core principles of real estate appraisal, including the cost approach, sales comparison approach, and income approach, as well as the regulatory framework and professional standards governing valuation practices. The course then explores AI-driven tools such as automated valuation models (AVMs), predictive analytics for market trend analysis, and image and document analysis technologies used to support valuation accuracy and marketing efficiency.

Special emphasis is placed on consumer protection, ethical responsibilities, and regulatory compliance under New York law. The course evaluates both the benefits and limitations of AI integration, including concerns related to data accuracy, algorithmic bias, transparency, and the continued necessity of professional oversight and independent judgment.
